A planning pack for one site, bought once

Anyone can buy the pack at £600 +VAT, with a card at checkout and no Estimark account. A company with a live Estimark subscription pays £199 +VAT for the same pack. The customer rate is checked against your Estimark account before a payment link goes out, so it is not something you can put through on the card form. All prices exclude VAT, added at 20% at checkout.

• One site, one application. A second site is a second pack.
• The council’s own application fee is set by statute, paid to the local planning authority when you submit, and is not part of the pack price.
• If you put planning applications in every month, the EstiPlan module runs on your plan at £149 a month +VAT and you draft them yourself.

Drawings, the council’s fee, specialist field surveys, and acting as your agent. A council validates an application against a location plan and existing and proposed drawings, and those come from your architect or technician; the pack is the statements that go with them. Where a constraint calls for an arboricultural report, a bat survey or a full ecological appraisal, that is a visit by a qualified surveyor, and the ecological scope in the pack tells you which one you need. Dealing with the case officer, revisions after validation and an appeal against a refusal are separate work.

NoteSites outside England are not covered. The constraint and policy data comes from the published English planning datasets and Environment Agency flood records, and Wales, Scotland and Northern Ireland are not wired in.

Nobody can promise a decision, and anyone who does is selling you something else. The pack puts your case against the policies the council will assess it against, with the site constraints identified before the officer finds them. A proposal that conflicts with the development plan is still a proposal that conflicts with the development plan, and where the constraint check turns up something that looks likely to sink the application, we tell you before drafting rather than writing round it.
