Warranty Management — how it works
What is a defects liability period?
A defined period after practical completion — commonly 12 months — during which the contractor remains liable to return and rectify defects that appear. It is distinct from construction-phase snagging: the works are finished and handed over, and the obligation is a contractual tail rather than a punch list.
How is a warranty defect different from a snag?
A snag is found before handover, by you or your inspector, and is closed out before the client accepts the work. A warranty defect is reported after handover, usually by the client, and it carries a target date and a liability that ends when the period does. Estimark keeps them as separate records for exactly that reason.
Can clients report a warranty defect themselves?
Yes, through the Client Portal — the report arrives against the warranty period with the reporter and the route it came in by recorded. That is generally preferable to a phone call, because it starts a dated record inside the liability period rather than outside it.

How long is a typical defects liability period?
Twelve months from practical completion is the most common in UK building contracts, though it varies by contract and by element. Estimark stores the duration in months and computes the period from the start date, so whatever your contract says is what is tracked.
Can a warranty defect become a chargeable job?
Warranty quotes are part of the same module, so work outside the warranty can be quoted rather than absorbed.
