Estimark’s Property Compliance module tracks each recurring landlord safety obligation against each property, with a last-inspection date, a renewal interval in months, a computed next-due date and a status of compliant, due soon, overdue, no access or not applicable. It answers the question a housing board actually asks — which of my properties are out of compliance right now — for £149 a month.

What the Property Compliance module does

  • Tracks eight compliance types per property: gas LGSR, electrical EICR, fire risk assessment, legionella, asbestos, lift inspection, smoke and CO alarms, and EPC.
  • Applies a default statutory or good-practice renewal interval per type, and lets you override the interval on an individual property.
  • Computes status automatically: overdue once the due date has passed, due soon within 30 days, compliant otherwise.
  • Treats a missing next-due date as overdue rather than compliant — an unknown is never presented as a pass.
  • Records a "no access" status distinctly, because a denied entry has to be evidenced rather than lost.
  • Stores the certificate reference, a link to the certificate document, and the inspector’s name against each record.

What are the Big Six landlord compliance checks?

The "Big Six" is the shorthand UK social landlords use for the six recurring building-safety obligations: gas, electrical, fire, legionella, asbestos and lifts. Estimark tracks all six plus smoke and CO alarms and EPC, and applies these default renewal intervals.

NoteThese are Estimark’s defaults. The interval is editable per property record — set it to whatever your own policy or contract requires, which is often shorter than the statutory minimum.

How does Estimark decide whether a property is compliant?

Status is computed from the next-due date against today. If the next due date has passed, the record is overdue. If it falls within the next 30 days, it is due soon. Otherwise it is compliant. If there is no next-due date at all, the record is overdue — a property with no recorded inspection is not a compliant property.

  • Setting a last-inspection date and an interval produces the next-due date.
  • "No access" is a status in its own right, so an attempted-but-refused gas check is visible as an access problem rather than hidden in the overdue count.
  • "Not applicable" removes an obligation that does not apply — a lift record on a bungalow — without deleting the row.

How is this different from the certificates Estimark already issues?

Estimark’s certificates are job-scoped: an engineer completes a job and issues a certificate. Property compliance is property-scoped and recurring: the obligation exists whether or not anyone has been to the property, and it comes round again on a cycle. Both can be true at once — the certificate is the evidence, the compliance record is the obligation.

How much is Estimark’s property compliance module?

Property Compliance is £149 a month on top of your Estimark plan. It is a paid bolt-on and is not bundled with any plan or with the trial.

How often does a landlord gas safety record need renewing?

Annually. Estimark defaults the gas LGSR interval to 12 months and computes the next-due date from the last inspection, flagging it as due soon 30 days out and overdue the day after it passes.

How long is an EICR valid for in rented property?

Estimark defaults the electrical EICR renewal interval to 60 months — five years — which matches the standard requirement for rented domestic property. The interval is editable per property if your policy is shorter.

What happens when a tenant refuses access?

Set the record to "no access". Estimark keeps that as a distinct status from overdue, so a refused entry is visible as an access issue that needs escalating rather than being buried in a general overdue figure.

Do I need the Reactive Maintenance module for this?

Yes — compliance records attach to properties in the maintenance property register, which is part of Reactive Maintenance (£299/month). The two are designed to run together on the same property record.
