Estimark’s Void Management module tracks a void episode through eight stages from tenancy-end notification to re-let, counts the days from keys received to let against a contractual target, and holds the works schedule that gets the property to the re-let standard. Void turnaround is one of the two numbers a housing client watches weekly, alongside repairs SLA. It is £99 a month.

What the Void Management module does

Void Management — how it works

How is void turnaround time calculated?

Estimark counts days void from the keys-received date to the let date. If the property has not been let yet, it counts to today, so a live void’s day count rises on its own without anyone touching the record. The count is compared against the void’s target days — 21 by default — to flag it as overdue.

NoteThe count is calendar days from keys-in, which is the standard housing measure. Estimark does not currently split the void into rent-loss and works-duration sub-periods.

What stages does a void go through?

Eight, each with its own date field. The stage list is deliberately the operational one rather than a generic workflow, because the gap between two specific stages is usually where a void loses its days.

How is the void works schedule priced?

Each line on the void schedule carries a description, a trade, a cost and an optional SOR code — void works are usually priced against the same schedule of rates as responsive repairs. Lines are marked complete individually with a completion date, so "works complete" is a fact about the schedule rather than an opinion.

  • Estimated cost on the void record, actual cost alongside it — variance is a subtraction, not a report you have to build.
  • SOR codes on void lines mean the same rate set covers repairs and voids.
  • Category (minor / standard / major) makes average turnaround meaningful when compared like for like.
